Construction Site Manager
Opening Position
Oversee in all phases of the project process (research, planning, analysis/inventory, design, construction documents, and construction phase services) in the following steps:
1) Prepare concept plans and graphics (both by hand and in digital formats) using Adobe Suite and Auto CAD ;
2) Assess the feasibility of proposals and identify needed changes using cost estimation tool (Procore, Microsoft Project);
3) Collaborate with local regulatory agencies and certification agencies to ensure compliance with federal, state and municipal requirements and building codes and track conditions of approvals from planning’s and building’s requirements for all the on-going projects;
4) Ensure completion and submission of municipal utility applications by using City GIS tool;
Qualifications
Analyze the demographic, construction cost, social, regulatory and physical factors that may affect the new construction in the following steps:
1) conduct field investigations to document the existing land usage, streetscape, and property conditions;
2) meet stakeholders, communities and government agencies regarding development plans and land use, present projects to communities, planning officials, planning commissions and city building agencies;
3) compile the data retrieved from census databases, recent construction projects, past economic and environmental studies conducted by local municipalities, and real estate market analytics providers;
4) analyze data trends, market growth rates, and construction feasibility and cost;
5) work with engineers, architects and contractors to make sure development plan comply with planning requirements and city agencies’ comments. Incorporate the systematic knowledge of building code, construction cost estimation, constructibility , financial returns and zoning regulations, for the relevant construction schemes.
